How I work when I’m arranging your mortgage

Although there has been a lot of interest in mortgage lending in recent years (despite the coronavirus), for most people it is a once-in-a-lifetime move.

In my work I try to make the whole process as pleasant and simple as possible. Today, I’ll tell you exactly how our cooperation will work from our first contact to the signing of the mortgage contract.

First contact

Whether we know each other or are coming into contact for the first time, just know that I don’t bite 😀.

We can communicate with each other by phone, email or even messenger . In most cases, however, it’s best to simply make a phone call.

At our first contact, we’ll let you know if you’re looking to buy, build, renovate or refinance. I will ask you a few basic details such as your income, existing loans, date of birth, marital status, number of children, etc. You certainly don’t have to be afraid to trust me with this information. I am bound by confidentiality and cannot use your personal data for any purpose other than the one for which you have provided it to me. It is important that you tell me even the little things that come to mind that could possibly complicate things. I don’t represent the banks, I represent you. So I’m on your side. Based on the information I have gathered , I will choose the bank where your case will be the easiest to go through and at the same time under the best possible conditions.

Then we’ll arrange to have coffee together.

Meeting

This is the moment I look forward to the most. It’s a time when we get to know each other, have a good coffee and start to solve your path to your dream home. Thanks to the information you have provided, I will probably already have an accurate plan and show you what your options are.

My goal is always to design a solution that fits you like a tailor-made dress. If you like this solution, we will go straight to its implementation. So we will fill out a few forms together and then I will write you the procedure and the required documents to approve the loan. That way, you’ll know exactly what to expect from the start, what you need to put together and what time you can expect to be approved for a loan.

What I’ll take care of

I try to save you as much time as possible, that’s why I do many things in the background without your participation. I arrange your scoring at the bank, order an estimate of the market value of the property to be financed, download the LV from the Land Registry for possible easements and check the flood zone to resolve any possible complications in advance. Next, I’ll contact the appraiser. I make sure he has everything he needs to do the estimate and try to communicate what will be needed to make the estimate come out the way we need. If you are buying a property through a realtor, I call the realtor and arrange for his/her assistance. I am also in close contact with the loan approver to make sure everything runs like clockwork and your loan doesn’t sit on someone’s desk unnecessarily longer than it needs to. You don’t even need to know these and other matters. Here important news for you is that it is my goal to offer you the best possible solution from the entire mortgage market and process the loan for approval in a way that makes you feel like you actually met with me once, sent me a few PDFs, and then just waited a little while before all done and ready for signature.

And why should I actually try so hard and do something extra when you don’t actually pay me anything? If I do my job well, you will be happy to say a good word about me to your friends, family or colleagues. That is the reward I appreciate the most.

Final

Once the loan is approved, I arrange delivery of the contract documentation and send it to you by email so that you have time to read it in peace and ask for details if necessary. Then all you have to do is arrange a second coffee and stick your autograph on all the papers.

What’s next?

It would be nice if just the signing of the mortgage contracts would end it all. But the opposite is true. Before the bank sends the money, there are several conditions to be met. In this respect, I will again take care of most of it for you. Similarly, after the money is sent, the bank has several additional requirements to provide follow-up documents. Again, I am taking charge of this and then I am letting you know that everything has been completed. So you can enjoy your new home in peace.

If you have the right handler, you could run all these errands without me. On the other hand, isn’t it easier to hand over all those worries to someone else and concentrate on what is more important to you?
